Custom agents for lenders

AI loan document processing for borrower files, conditions and underwriting

Vantage Systems builds artificial intelligence (AI) agents for loan document processing that read bank statements, pay stubs, tax returns and appraisals, check them against the file and its open conditions, and stack the file in your required order. Results sync to your loan origination system (LOS), and the underwriter makes every credit decision.

Which loan documents can an agent read reliably?

The standard borrower file, which is most of what processors handle every day. Bank statements are read for balances, large deposits, overdrafts and transfers between accounts; pay stubs and W-2s for employer, pay frequency and year to date earnings; personal and business tax returns for the schedules income calculations depend on; appraisals for value, property type, condition ratings and comparable sales.

Each extracted figure carries the page and line it came from. Where documents disagree, such as a pay stub employer that does not match the application, the mismatch goes to a processor instead of being resolved by the agent. It runs the same way our other custom AI agents do: evidence first, decisions with people.

How does it help clear conditions?

It reads each new upload against the open conditions list and proposes which condition it satisfies. A condition asking for two months of statements with large deposits explained is matched to the statements, deposits above your threshold are listed, and the letter of explanation is checked for a matching amount and date. The processor sees a proposed clearance with its evidence, and the underwriter signs off.

Stacking follows your investor's or warehouse lender's stacking order, so a file sent for review or purchase arrives in sequence with nothing missing that the order requires. Our lending industry page covers where this fits among the other systems a lender runs.

What we build for lending teams

  • Document classifier

Splits combined uploads, names each document by type and borrower, and rejects pages that are cut off, expired or unreadable.

  • Income and asset worksheets

Draft calculations from stubs, returns and statements for a processor or underwriter to review, never to accept blindly.

  • Condition matcher

New documents paired with open conditions, with the supporting evidence laid out for sign-off.

  • Loan origination system sync

Extracted fields, document types and condition status written back to Encompass, MeridianLink or your current platform through its interface or a supported import.

How an engagement works

  1. Choose a product and document set

We start with one loan product and the documents that take processors the longest, using recent closed files as the test set.

  2. Match your guidelines and overlays

Calculation rules, thresholds and stacking orders come from your own guidelines and investor overlays, written down with your credit team.

  3. Run live files in review mode

Processors see the agent's output beside the documents and accept or correct each item, with every correction logged.

  4. Write to the system and support it

Once accuracy holds on live files, results flow straight into the origination system, and we maintain the agent as guidelines change.

Frequently asked questions

Does the agent make underwriting decisions?

No. It prepares the evidence and drafts calculations, and the underwriter approves, suspends or declines. Fair lending review and every exception remain human decisions, with the agent's work kept for audit.

Can it handle self-employed borrowers?

Yes, within limits. Business returns, profit and loss statements and bank statement income programs need more rules, and those rules come from your guideline. Complex files are flagged for an experienced underwriter rather than forced through a template.

How does this relate to a lending CRM?

They are separate tools that work together. A custom Customer Relationship Management (CRM) system for lenders runs the pipeline and borrower follow-up, while the document agent works inside the loan file. We built a custom CRM for a reverse mortgage lender with AI handling routine record keeping, so we know where the two meet.

How is borrower data protected?

Files stay in the region agreed with you, with role-based access and audit logs. We design for the Gramm-Leach-Bliley Act safeguards your compliance team applies, and the access rules are written down with that team before any borrower file is loaded. Borrower data is never used to train AI models.

What happens with poor scans and phone photos?

Pages are read with optical character recognition, and low-confidence fields are routed to a person. A blurry photo of a pay stub produces a request for a clean copy rather than a guess.

Which loan origination systems do you connect to?

Any with a documented application programming interface or import, including Encompass and MeridianLink. Older platforms can be reached through scheduled file exchange.
